Booking Terms and Conditions
1. The apartments and cottages are normally let on a weekly basis from 16.00 on Saturday until 10.00 the following Saturday. Outwith the main season, lets will be considered on other days and for differing periods, with a minimum let of 2 nights.
2. When making a booking please state the number of adults and children to occupy each property. Properties may not be occupied by more persons than the maximum number stated.
3. When you make a booking on our online reservation system or by letter, fax or email, it will only be considered definite when accompanied by a deposit to account of 25% of the rental and duly confirmed by us in writing. Bookings made without a deposit are only considered provisional.
4. The balance of rental is due 28 days before arrival.
5. The apartments and cottages should be kept and left clean and in good condition. Breakages or damage should be reported immediately and where appropriate you will be liable to pay replacement / repair costs or any extra cleaning costs.
6. We welcome children of all ages but they remain the responsibility of parents at all times. Vehicles and personal property are your responsibility and are left at your own risk.
Insurance and Cancellation
7. A confirmed reservation constitutes a binding contract between proprietor and guest. In the event of a cancellation, you remain liable for the full cost of the holiday. We will make all efforts to try to re-let the accommodation on your behalf.
8. The deposit will be non returnable as there is added expense in re-letting the property.
9. These liabilities are covered by holiday insurance, particulars of which are sent with each booking confirmation. We strongly recommend insurance.
General Information
Electricity, heating oil and wood is included in the rental.
Linen & Towels - The beds all have two pillows, duvets and bedcovers. Please bring your own bottom sheets, duvet covers, pillowcases and towels or we can provide all linen and towels for £8 GBP per person
Pets - We regret that we are unable to take pets in the properties or in the garden. However we do have our own dogs and cat.
Laundry - There is a washing machine and dryer available for your use at any time.
Gardens and Grounds – You will also have access to our extensive grounds, gardens and rope swings, at your own risk.
Tennis & Table Tennis – We have a tennis court you are wecome to use and a table tennis table within a games pavilion. We can provide tennis racquets and table tennis bats.
